Every successful real estate development project begins with selecting a site that checks all the boxes. Price, conditions, proximity, and zoning are amongst the many factors FOCUS considers when evaluating a new project. In-house Civil Engineers provide in-depth analysis of the site to better understand slope, proximity to key infrastructure, and usable land.

Once a site is selected, FOCUS works with the local municipality to achieve the desired zoning. The FOCUS team has decades of experience working with city staff, presenting at city council and Good Neighbor meetings. FOCUS prides itself on maintaining a positive working relationship with all municipalities and delivering projects that increase the local tax base and provide a benefit to the community.
Feasibility and Pre-Construction
Prior to the purchase of the property, FOCUS, working in tandem with construction management affiliate, Build to Suit, INC., (BTS) will undergo an extensive feasibility study to better understand the costs associated with developing the site and constructing the finished product. Once a detailed pro-forma is complete, FOCUS will make a determination of the viability of the proposed project and proceed accordingly.
Operating as REM Real Estate Management, FOCUS staff provides ongoing property management services for the commercial property they develop.
