Founding partners Kevin Koellner and Ben Logsdon have 40+ years of combined experience in real estate development and construction management. What started in 2002 as a construction management firm, Build to Suit, INC, and operating solely in the Quad Cities, has now evolved and grown into a real estate development firm with national reach.

We work with clients at the beginning of the exploratory phase to help them understand the pros and cons of various locations and work diligently to present options that meet every client’s goals and budget. Once a site of interest is determined, we will lead the efforts with local municipalities and neighbors to achieve the desired zoning and, ultimately, entitlement of the property. With more than 15 years of experience as owners and investors in our projects, we understand first-hand what it takes to develop a project on time and on budget.
